These are two Three Sons Plumbing installations: a gas tank water heater with a thermal expansion tank and new copper connections, and a wall-hung tankless unit with its gas supply and venting.

The details are the point. An expansion tank protects the heater and the fixtures on a closed system. A tankless unit needs the right gas line and the right vent. Done properly, nobody thinks about the water heater again for years.

Red clay, gray pipe and the odd hard freeze.

Plumbing in the Upstate has its own habits. Knowing them is half of fixing them.

Red clay

Piedmont clay holds water and drains slowly. It keeps crawl spaces damp, makes septic drain fields work hard and turns a small yard leak into a soggy mystery.

Gray pipe

Subdivisions built from the late 1970s into the mid 1990s were often plumbed in polybutylene. It fails from the inside, usually at the fittings, and usually without warning.

Hard freezes

Upstate winters are mild until they are not. At Christmas 2022 the temperature fell into the single digits, and pipes in crawl spaces, garages and outside walls split all over the region.

Where is the main water shut-off in a Simpsonville or Greenville home?

Most Upstate homes have a main shut-off valve where the water line enters the house: just inside the crawl-space door in a crawl-space home, or on a garage or utility-closet wall near the water heater in a slab home. There is also a valve at the water meter, in a box in the ground near the street.

How do I know if my house has polybutylene pipes?

Polybutylene is a flexible plastic pipe, usually gray, about half an inch to an inch across, stamped with the code PB2110. Look where pipes are exposed: at the water heater, under sinks, at the toilet supply stubs and in the crawl space.

How long does a water heater last?

A tank water heater typically lasts about 8 to 12 years, and a tankless unit can last around 20 years with regular maintenance. The year it was made is coded into the serial number on the rating label.

Is the water in Simpsonville and Greenville hard or soft?

It is soft. Greenville Water, which supplies Simpsonville, Mauldin and much of Greenville County, draws from protected mountain reservoirs (Table Rock and North Saluda) and from Lake Keowee. That surface water is naturally very low in the minerals that cause hardness.

Do pipes really freeze in the Upstate of South Carolina?

Yes. Winters here are mild on average, but the Upstate gets hard freezes most years, and pipes in unheated spaces are at real risk once the temperature drops to around 20°F or below. At Christmas 2022 the region fell into the single digits and pipes burst across the Upstate.
