The leak, the clog, the toilet that will not stop running. Found, fixed and tested.
Leak & pipe repair
A leak rarely stays the size it started. We trace it to the source, whether that is a supply line under a sink, a split fitting in the crawl space or a pinhole inside a wall, repair it with the right material for the pipe you have, and test it before we call the job done.
Kitchen grease, hair, soap and wipes all end the same way. We clear the stoppage, and when a drain keeps backing up we look for the reason, such as a sagging line, a broken fitting or roots, and repair it instead of clearing it again and again.
A toilet that runs wastes water every hour of the day, and one that rocks is usually leaking where you cannot see it. We rebuild tank parts, reset toilets on new seals, repair flanges and install new toilets.
A dripping faucet or a shower that will not hold its temperature is usually a cartridge, a seat or a worn valve. We repair what is worth repairing and tell you plainly when replacing the fixture is the better use of your money.
Some problems will not wait: a burst pipe, a water heater letting go, a sewer backing up into the house. Three Sons Plumbing offers emergency service across the Upstate. Shut the water off at the main if you can, then call, and we will tell you straight how soon we can be there.
Tank and tankless water heaters, fixtures, disposals, water treatment, sump pumps and gas lines, set up to last.
A Three Sons tankless installation
Water heaters
We install and replace gas and electric tanks and wall-hung tankless units, and we set each one up the way it is supposed to be: proper venting, a working relief valve and drain line, and a thermal expansion tank where the system calls for one. We also repair and maintain the heater you already have.
New fixtures only look good if what is behind them is right. We install and replace sinks, faucets, toilets, showers and tubs, and we check the valves, supplies and drains they connect to so the new work is not sitting on an old problem.
A disposal that hums, leaks or trips its reset has usually reached the end. We replace it, connect it properly to the drain and the dishwasher, and hook up the other appliances a kitchen relies on.
City water in most of Greenville County is soft, mountain-fed surface water, so heavy scale is rarely the complaint here. Taste, chlorine and sediment are, and homes on private wells can have iron, hardness or acidic water. We install, service and repair water treatment equipment matched to what is actually in your water.
Red Piedmont clay drains slowly, and after a long rain the water has to go somewhere. For a lot of Upstate homes that means the crawl space. We install and replace sump pumps and their discharge lines so the water leaves and stays gone.
Adding a gas range, a tankless water heater or a line for a fireplace or grill means sizing and running gas piping correctly and testing it before it goes into service. That is licensed work, and we treat it that way.
Plumbing for new homes and businesses, and the inspections and maintenance that keep a system out of trouble.
Pipe installation & replacement
Many Upstate subdivisions built from the late 1970s through the mid 1990s were plumbed in gray polybutylene, and plenty of houses after that in CPVC that turns brittle with age. We replace failing sections, and when patching stops making sense we lay out what replacing the piping involves, in plain numbers.
Simpsonville, Five Forks and Fountain Inn are some of the fastest-growing parts of the Upstate. Three Sons Plumbing plumbs new homes from the ground up: under-slab and crawl-space groundwork, rough-in, and the final trim when the fixtures go in.
A plumbing problem at a business costs more than the repair. We provide commercial plumbing service and repairs, and we work around your hours as far as the job allows.
Buying a 1980s or 1990s house in the Upstate? It is worth knowing what the pipes are made of, how old the water heater is and what the pressure reads before you close. We inspect the plumbing and tell you what we find in plain words.
Most plumbing emergencies give a warning first. Three Sons Plumbing offers regular maintenance plans for homes and businesses. Call and we will go over what a plan covers for a property like yours.
The pipe between your house and the street is yours to maintain. Mature trees and older sewer pipe are a familiar combination in established neighborhoods, and a wet spot in the yard or a jump in the water bill often points to the service line.
We find the cause, explain it in plain words and tell you what it will cost. If there is more than one sensible way to fix it, you will hear about each. Customers describe the pricing as upfront and reasonable, and one project “came in below estimate.”
Water everywhere, or a gas smell?
Shut it off, then call.
For a burst pipe or a leak you cannot stop, close the main water valve where the line enters the house, then call (864) 640-1244. If you smell gas, leave the building and call your gas utility’s emergency line or 911 from outside.
